CPF Housing Grants for ECs

Core Family Nucleus

A household’s eligibility for housing subsidies is assessed based on the core family nucleus, which is formed by the core member(s). Core members refer to the applicant(s) and occupier(s) who enable the household to qualify for the EC unit purchase under an eligibility scheme. All core members must remain in the EC application, and physically occupy the EC unit during the Minimum Occupation Period (MOP) after the EC unit purchase. Their names cannot be removed.

First-Timer (FT) families will be entitled to apply CPF Housing Grants under Executive Condominium (EC) purchases from developers:

Type of EC Housing Grants:

  • Family Grant (FT/ FT - Both Applicants are First-Timers)
  • Half-Housing Grant (FT/ ST - First-Timer/ Second-Timer)

You and any co-applicants must be eligible for the grant at the point of booking the EC.

If you are a first-timer (FT) SC and your co-applicant is a second-timer (ST) who has previously taken 1 housing subsidy, i.e. FT/ ST couple

First-Timer (FT) Applicant

You will be considered a first-timer applicant if you have not received any housing subsidy from HDB, which means that you must not:

  • Be the owner of a flat bought from HDB
  • Have sold a flat bought from HDB
  • Have taken the CPF Housing Grant to buy an EC, Design, Build and Sell Scheme (DBSS) flat or an HDB resale flat, or taken over ownership of such a flat or EC
  • Have transferred the ownership of a flat bought directly from HDB, or an HDB resale flat bought with a CPF Housing Grant
  • Have ever taken other forms of housing subsidy, such as Selective En bloc Redevelopment Scheme benefits or privatisation of HUDC estate

Citizen Top-Up Grant for EC (Under SC/ SPR households)

If you are from an SC/ SPR household and taken a CPF Housing Grant for Family which was $10,000 lesser than an SC/ SC household for the purchase of your Executive Condominium (EC), you can apply for the Citizen Top-Up Grant when your SPR family member takes up Singapore Citizenship or when you have an SC child.

How and when to apply EC Housing Grants

You can apply for the CPF Housing Grant when booking your EC with the developer.

Disbursement of EC Housing Grants

If your household is eligible for the CPF Housing Grant, first-timer SC members of the core family nucleus will receive the grant based on their eligible share. It will be credited into their CPF Ordinary Accounts.

Usage of EC Housing Grants

The CPF Housing Grant received by core applicants can be used to:


  • Offset the purchase price of the EC unit
  • Reduce the housing loan required for the EC unit purchase
